Design & Build: Expanding An Anantara Residence Flat

What we proposed

Our initial design consultation involved developing an understanding of exactly what the client wanted to see from a renovation plan. Their initial request was to add three extra bedrooms to the existing two-bed property; and this made perfect sense to our experts once they’d reviewed the floorplan of the flat. These residences were developed to have substantially-sized living spaces, and few (usually two) bedrooms. For this reason, they’re not usually practical options for families, but our client wanted to develop this flat in a way that would boost its appeal to those looking for more space.

A spatial review of the property showed our team that there was 200 square metres of usable living space, so we knew that there’d be plenty of room to create the additional bedrooms that the client wanted to see. Our architects created a design and build plan that called for the complete demolition of all partition walls, stripping out all mechanical equipment, existing flooring and finishes, and raising up the new dividing wall and partition ceilings. These changes would lay out a complete new configuration for the flat, while also accommodating the extra bedrooms. We knew we’d also have the in-house project management expertise to ensure that these aims aligned with Dubai Municipality building regulations.

In terms of interior design for the refurbished flat, the clients’ main requirement was to introduce a more modern palette. Through our consultation, we established that minimalistic fixtures, muted tones, and sophisticated textures were part of the clients’ vision, so we fed all of this information back to our interior design team.

Because we were working with this kind of minimalism, our technical designers focused on adding small, intricate details to different parts of the new space. We envisaged flush skirting boards with shadow gaps, sliding doors without frames or architraves, all painted in brilliant white for a contemporary, elegant look. For the flooring, we suggested parquet for the living spaces, bedrooms, and bathrooms, in a warm oak shade to bring balance against the white finishes.

In the bathroom, we also outlined choices for new fixtures, maintaining the minimalistic vibe. We added a statement sink with a double basin, walk in-shower with sliding, frameless panels for access.

The outcome

The design plan that we presented for this flat renovation captured exactly what our clients wanted to see – a modern, minimalist revision of the space, removing partition walls and reconfiguring the current floorplan to include three new bedrooms. Our interior design choices conveyed this perfectly, with sleek fixtures and appliances, paired with muted neutral hues.
