Forest Gate Sustainable Family Home

Situated within the historic Woodgrange Estate Conservation Area in Forest Gate, this ambitious residential renovation transformed a neglected Victorian property into a contemporary family home that balances heritage, sustainability, and modern living.

When our clients acquired the property, it suffered from significant deterioration, including extensive damp issues, structural cracking, poor thermal performance, and an outdated layout that no longer reflected the needs of contemporary family life. Despite these challenges, the house possessed exceptional potential and a strong architectural character worthy of preservation and enhancement.

The brief called for a complete refurbishment of the property alongside a substantial rear extension, creating a home designed around entertaining, family gatherings, and everyday comfort. The existing rear extension was removed and the ground floor was completely reconfigured to create a large open-plan living environment centred around a striking 7.5-metre glazed opening overlooking the garden. This intervention transformed the relationship between the interior and exterior spaces, flooding the home with natural light and creating a seamless connection to the landscape.

A key driver of the project was environmental sustainability. The house was comprehensively upgraded to achieve significantly improved energy performance through the installation of a heat pump system, solar photovoltaic panels, new insulation throughout the walls and roof, high-performance windows, and entirely new electrical, heating, and plumbing systems. Together, these measures dramatically reduced the property’s reliance on fossil fuels while improving comfort and efficiency throughout the year.

On the upper floors, the layout was redesigned to provide generous family accommodation. A spacious principal suite was created, incorporating a walk-in wardrobe and a luxurious ensuite bathroom with a double shower. Additional bedrooms and family bathrooms were carefully planned to maximise functionality while maintaining a strong sense of space and comfort.

Particular attention was given to preserving and enhancing the property’s contribution to the conservation area. At the front of the house, a traditional Victorian glass canopy was introduced, reflecting the architectural language of neighbouring properties. The existing hard landscaping was replaced with a carefully designed front garden featuring traditional Victorian tiled pathways, planting beds, permeable surfaces, and integrated electric vehicle charging facilities.

To the rear, a contemporary limestone-clad extension creates a clear distinction between the historic fabric of the house and the new intervention. Above, an extensive green roof enhances biodiversity, improves thermal performance, and contributes to the project’s wider sustainability strategy.

The project also presented significant structural challenges. To achieve the large open-plan ground floor envisioned by the clients, substantial portions of the rear structure were removed. The presence of an existing basement required an innovative structural solution involving a complex steel framework and carefully engineered foundations, allowing large uninterrupted spaces to be created while preserving the integrity of the building.

 

The completed home demonstrates how thoughtful architecture can transform a neglected property into a sustainable, contemporary family residence while respecting the character and heritage of its surroundings. The result is a house that celebrates light, space, craftsmanship, and environmental responsibility, providing a lasting home designed for modern family life.
