Elite Key Design had been operating from their Al Quoz premises for a couple of years, and key team members felt as though the space was becoming less practical, especially in terms of how the business had grown.

A fitout felt like the right solution for the company, and relocating from the premises wasn’t an option they were open to considering – their Al Quoz base positioned the business in a central, and increasingly sought after commercial area of Dubai. Al Quoz is an extremely well-connected district, and it’s best known for its creative and industrial blend. The area is fast-becoming a preferred location for premium offices, due to its accessibility and concentration of design, trade, and production businesses. 

Design consultation & key considerations

In our initial design consultation with the business owners, we established some key areas that the project would need to address. The business’ unique identity needed to be kept at the heart of the fitout, and the changes that we’d propose would need to reflect its innovative, design-led brand identity. Our project management team asked the business owners a number of questions to determine more about this, passing the information onto our architectural and interior designers, to inform the choices that both would make while creating the concept for the work. 

The scope of work

Our team established that the scope of work for this project needed to include:

• A full interior refurbishment
• The supply and installation of new flooring
• Integration of advanced lighting and automation systems
• Application of premium finishes
• Installation of bespoke architectural features

The client was essentially looking for a turnkey solution that could be materialised all while the business remained operational – and this is something that our team was able to facilitate.

Design features & materials

We were committed to creating a space that was tailored to our clients’ needs, even down to the smallest of details; here’s some of the custom elements that we included in the fitout.

1. Custom foam paneling

One of the most distinctive aspects of the project was our usage of pre-compressed foam panels with custom curved shapes. These panels are a contemporary design solution, used frequently across Dubai and in Europe. While they serve as an aesthetic focal point, they also offer some technical benefits as they can be produced to suit any shape or curvature, meaning that they will blend into a space seamlessly. They’re also lightweight, so do not require any structural reinforcement, and they’re also cost effective. We finished our foam panels with a top coat and added decorative renderings, creating a sleek appearance. 

2. Lighting & automation

 Given the client’s expertise in this sector, our team endeavoured to design a lighting strategy for the space that integrated with the new architectural design. The chosen approach includes lighting that enhances the curves and shadows created by the foam panels, while the automation system ensures optimal functionality, flexibility, and energy efficiency.

3. Flooring & interiors design

We updated the flooring throughout the entire space, choosing a durable, hard-wearing laminate that complemented the modernised layout and upgraded finishes. This change supported both daily operations and client-facing functions, and it also gave the space a refreshed feel, as the existing floor felt outdated and worn out.
